The Assignor relinquishes all rights, including redemption, re-entry, and possession claims, to the Assignee if timely payments are not made under the Lease. Landlord approval is mandatory for assignment validity. To notify the landlord, the tenant must provide written notice via personal delivery or certified mail, accompanied by information about the proposed assignee, property usage, and a copy of the title chain.
