THIS GROUND LEASE (this “Lease”) is entered by and between the City of Eagle Mountain, a municipal corporation and political subdivision of Utah County, State of Utah (“Landlord” or “Eagle Mountain”) and the Unified Fire Service Area, a local district and political subdivision of the state of Utah (“Tenant” or “UFSA”), and is effective as of the last date set forth beneath the parties’ respective signature lines below (the “Commencement Date”).
