Accessory dwelling unit (ADU): a residential living unit of up to 1,000 square feet or 25% of the total combined living area of the primary and accessory dwelling unit, whichever is greater, that is appurtenant to a single-family dwelling, and that provides independent living facilities for one or more persons, including provisions for sleeping, eating, cooking, and sanitation on the same parcel of land as the principal dwelling unit it accompanies.
