Approved Space Plan definition

Approved Space Plan means the Space Plan approved by Landlord and Tenant pursuant to the process set forth in Article 2 below.
Approved Space Plan means that certain space plan attached to this Lease as Exhibit “A” and approved by Landlord and Tenant and the work described on Schedule “B-1” to this Exhibit “B” and approved by Landlord and Tenant. Immediately upon the full execution and delivery of this Lease, Tenant shall cooperate in good faith with Landlord’s architects and engineers to supply the necessary information, if any, required to allow the Landlord’s architects and engineers to complete any additional architectural and engineering drawings for the Premises in a form which is complete to allow subcontractors to bid on the work and to obtain all applicable permits and in a manner consistent with, and which are a logical extension of, the Approved Space Plan (the “Approved Working Drawings”). Tenant shall make no changes, additions or modifications to the Tenant Improvements or the Approved Space Plan or the Approved Working Drawings (once the Approved Working Drawings are completed) or require the installation of any “Non-Conforming Tenant Improvements,” as defined in Article 2, below without the prior written consent of Landlord, which consent may be withheld in Landlord’s sole discretion if such change or modification would directly or indirectly delay the “Substantial Completion,” as that term is defined in Section 5.1 of this Work Letter Agreement of the Tenant Improvements or impose any additional costs. Notwithstanding the foregoing or any contrary provision of this Lease, all Tenant Improvements shall be deemed Landlord’s property under the terms of this Lease.
Approved Space Plan means the Space Plan approved pursuant to the process set forth in Article 2 below.

Examples of Approved Space Plan in a sentence

  • The Architectural Drawings shall conform to the Approved Space Plan and the Approved Additional Programming Information.

  • Landlord shall not revise the Approved Space Plan without Tenant’s consent, which shall not be unreasonably withheld or conditioned.

  • Tenant shall approve, or reasonably disapprove (and state, with reasonable specificity, its reasons for disapproving), any revision to the Approved Space Plan within two (2) business days after receiving Landlord’s request for approval thereof.

  • All materials and finishes contemplated by the Approved Space Plan shall be deemed to be Building-standard unless otherwise expressly provided therein.

  • The Additional Programming Information shall not increase the cost of the Tenant Improvement Work (as reasonably estimated by Landlord) and shall be (a) consistent with the Approved Space Plan, (b) consistent with Landlord’s requirements for avoiding aesthetic, engineering or other conflicts with the design and function of the balance of the Building (collectively, the “Landlord Requirements”), and (c) otherwise subject to Landlord’s reasonable approval.


More Definitions of Approved Space Plan

Approved Space Plan means the space plan prepared by go studio dated May 12, 2004, which has been approved by landlord and Tenant.
Approved Space Plan means the space plan dated September 22, 2006 prepared by Go Studio which has been approved by Landlord and Tenant (attached to the First Amendment to Office Lease Agreement as Exhibit “A-1”)
Approved Space Plan means the space plan and specifications for Lessor’s Work for each portion of the Premises approved by Lessor and Lessee pursuant to Section 4 of this Exhibit.
Approved Space Plan means that plan prepared by DES Architects Engineers, as Project No. 9596.702, dated as of 3.21.19, approved by Landlord and Tenant, a reduced copy of which Approved Space Plan is attached hereto as Schedule 1. The term “Scope of Work” shall mean the TI Scope List attached hereto as Schedule 2. Immediately upon the full execution and delivery of this Lease, Tenant shall cooperate in good faith with Landlord’s architects and engineers to supply the necessary information, if any, requested by Landlord’s architects and engineers required to allow the Landlord’s architects and engineers to complete any additional architectural and engineering drawings for the Expansion Premises in a form which is complete to allow subcontractors to bid on the work and to obtain all applicable permits and in a manner consistent with, and which are a logical extension of, the Approved Space Plan. Such drawings shall be subject to Tenant’s reasonable approval, which must be provided or withheld within five (5) business days of receipt thereof by Tenant. Upon approval, such plans may be referred to herein as the "Approved Working Drawings". Tenant shall make no changes, additions or modifications to the Tenant Improvements or the Approved Space Plan without the prior written consent of Landlord, which consent shall be provided or withheld by Landlord as described in Section 2(d)(ii) of Exhibit B of the Lease, which shall apply to this Exhibit B. Notwithstanding the foregoing or any contrary provision of this First Amendment, all Tenant Improvements shall be deemed Landlord's property under the terms of this First Amendment. Notwithstanding any provision to the contrary set forth in this First Amendment or this Tenant Work Letter, Tenant shall be solely responsible, at Tenant's sole cost and expense, for acquisition and installation of all data and telephone cabling, furniture, fixtures and equipment for the Premises.  Tenant acknowledges that the Tenant Improvements are planned to be constructed in phases, with all of the improvements in the Phase 1 portion of the Expansion Premises and the demising wall between the Phase 1 and Phase 2 portions of the Expansion Premises to be completed prior to the Expansion Commencement Date and all of the remainder of the improvements to be completed prior to the Phase 2 Commencement Date. Approved Space Plan means the Space Plan approved by Landlord and attached as Exhibit A to the First Amendment of which this Work Letter is a part.

Approved Space Plan means a preliminary space plan for the construction of leasehold improvements to the Premises, including a floor layout for each floor of the Building, a reflective ceiling plan, a preliminary electrical and HVAC distribution plan, and a description of standard tenant finishes and materials, after the same has been finally approved by the parties as provided below.
