First Expansion Premises definition

First Expansion Premises and together with the Original Premises, the “Existing Premises”);
First Expansion Premises means approximately 16,823 rentable square feet of office space (such space shall be included in the definition of Office Space in the Existing Lease), and approximately 3,279 rentable square feet of research and development space, for a total of 20,102 rentable square feet. The office space portion of the First Expansion Premises is shown on the plan attached hereto as Exhibit A as “Vapotherm 1st Expansion est. 7,735 SF” and
First Expansion Premises means 2,751 rentable square feet of space (Suite 2150) on the twenty-first (21st) floor of the Building, as shown on the attached Exhibit 1.

Examples of First Expansion Premises in a sentence

  • The First Expansion Premises and the Second Expansion Premises shall be collectively referred to herein as the “Expansion Premises”.

  • The First Expansion Premises and the Second Expansion Premises are referred to herein collectively as the “Expansion Premises”.

  • Upon completion of the bidding process set forth in Section 5, Landlord shall cause the Contractor to commence construction of the First Expansion Premises Work in accordance with the Final Construction Documents and shall proceed diligently to Substantially Complete the First Expansion Premises Work.

  • Tenant’s obligation to make payments of Base Rent and Tenant’s Share of Expenses and Taxes with respect to the First Expansion Premises after the end of the Expansion Abatement Period will commence immediately after the termination of the Expansion Abatement Period, and such appropriate amounts will be due and payable on the first day after the end of the Expansion Abatement Period.


More Definitions of First Expansion Premises

First Expansion Premises shall be deemed to mean an approximately 8,000 square foot portion of the Building as depicted on Exhibit "B" to the First Amendment.
First Expansion Premises means those certain premises shown on the drawings attached hereto as Exhibit A, located within the Building. The First Expansion Premises contain approximately 34,057 square feet of Rentable Area. "Second Expansion Premises" shall mean those certain premises shown on the drawings attached hereto as Exhibit A, located within the Building. The Second Expansion Premises contain approximately 24,997 square feet of Rentable Area.
First Expansion Premises means the space designated by Tenant, in its First Expansion Notice, from between the options set forth in clauses (a) and (b) immediately below: (a) either (i) the entire 17th floor of the Building, consisting of 31,495 square feet of Rentable Area (the “17th Floor Space”), or (ii) the entire portion of the 22nd floor of the Building allocated for office use, consisting of 16,248 square feet of Rentable Area (the “22nd Floor Space”), or (b) the 17th Floor Space and the 22nd Floor Space together.
First Expansion Premises means the space designated by Landlord on the first or third floors of the Building consisting of either approximately 22,000 rentable square feet or a wing of an entire floor. Tenant shall notify Landlord in writing, on or before December 1, 2009, of its intent to exercise the First Expansion Option.
First Expansion Premises means the Ninth Floor Premises, (c) the termSecond Expansion Premises” shall mean (i) if Tenant shall not have exercised the First Expansion Option, then either (x) the South Eighth Floor Premises, (y) the Ninth Floor Premises (subject to clause (3) of the last sentence of Paragraph 35(D)(v)), or (z) both, as Tenant shall specify in its Second Expansion Notice, or (ii) if Tenant shall have exercised the First Expansion Option, the South Eighth Floor Premises, and (d) the term “Senior ROFO Space” shall mean (i) if Tenant shall not have exercised the First Expansion Option, the South Eighth Floor Premises and the Ninth Floor Premises, or (ii) if Tenant shall have exercised the First Expansion Option, the South Eighth Floor Premises.
First Expansion Premises means either (x) the North Eighth Floor Premises only, or (y) the Eighth Floor Premises, as Tenant shall specify in its First Expansion Notice, (c) the termsSecond Expansion Premises” and “Senior ROFO Space” shall refer to (i) if Tenant shall exercise the First Expansion Option with respect to the North Eighth Floor Premises only, the South Eighth Floor Premises, or (ii) if Tenant does not exercise the First Expansion Option, the Eighth Floor Premises, and (d) if Tenant shall exercise the First Expansion Option with respect to the Eighth Floor Premises, the Second Expansion Option shall be null and void.
First Expansion Premises shall be defined as the ground floor of Ferry II Building consisting of approximately 22,910 square feet of Rentable Area, plus, the adjacent space consisting of approximately 1,140 square feet for an outdoor patio in the area identified on Exhibit “C” (the “Patio Area”). Lessee’s use of the Patio Area shall be subject to those provisions set forth in Exhibit “B” attached hereto.
