To pay the Government rent under the Government Lease in respect of the Premises and any Property Tax and outgoings of a capital nature in respect of the Premises.
The Tenant further acknowledges that licences and approvals from the Government or statutory authorities may not be obtained if the Government Lease and/or assignment of the Building in favour of the Landlord have/has not been executed.
