Initial Premises definition

Initial Premises has the meaning set forth in this Section 1.01 in the definition of “Premises”.
Initial Premises as used in this Amendment shall mean all premises leased by Tenant in the Building prior to the addition of the Expansion Area described in this Amendment.
Initial Premises. The “Initial Premises” shall mean: (i) all of the leasable space on the 3rd, 4th, 8th and 9th floors of the North Tower (as defined below) as shown on the floor plans attached hereto as Exhibit “A-1,” “A-2,” “A-3” and “A-4,” (collectively, the “Initial 515 Premises”); and (ii) the space on the 37th Floor of the South Tower (as defined below), as shown on the floor plan attached hereto as Exhibit “A-5,” (“Suite 3700”). The “Premises” shall mean the Initial Premises and any other space in the Project added to the Initial Premises pursuant to the terms of this Lease. The “North Tower Premises” shall mean the portion of the Premises located in the North Tower and the “South Tower Premises” shall mean Suite 3700 and any other portion of the Premises located in the South Tower.

Examples of Initial Premises in a sentence

  • The Availability Premises Improvement Allowance shall be distributed by Landlord in a manner consistent with the distribution of the Tenant Improvement Allowance with respect to the Initial Premises.

  • Furthermore, space contiguous (vertically or horizontally) to the Initial Premises excluding the currently vacant (approximately 8,963 rsf) suite on the second floor of Tower Ill may become available by reason of a termination of lease.

  • Alterations to be made to the Initial Premises prior to the commencement of the Term or made initially to SSB Expansion Space and Early Expansion Space (as those terms are defined under Section 42.01) are referred to in this Lease as the “Initial Alterations”.

  • The Base Rent for the first full month of the Lease Term which occurs after the expiration of any free rent period shall be paid within three (3) business days after the date on which Landlord delivers possession of all of the Initial Premises to Tenant in the Delivery Condition.

  • If Landlord fails to timely Deliver the Initial Premises, Landlord shall not be liable to Tenant for any loss or damage resulting therefrom, and this Lease shall not be void or voidable except as provided herein.


More Definitions of Initial Premises

Initial Premises means the area located on the entire second (2nd), third (3rd), fourth (4th) and fifth (5th) floors of the Building, as outlined on Exhibit A attached hereto and incorporated herein, containing approximately one hundred twenty five thousand four hundred ninety (125,490) rentable square feet of area and one hundred thirteen thousand fifty four (113,054) usable square feet of area, measured on a single tenant per floor basis, using BOMA standards. The area of the Premises may be adjusted or expanded in accordance with the provisions of Section 5.A below. The Initial Premises, as later modified or expanded, is referred to in this Lease as the "PREMISES."
Initial Premises means the premises presently known as Suite 100, Suite 200, and Suite 400, consisting of all of the rentable square footage on the 1st, 2nd, and 4th floors in the Building, as shown on Exhibit A-1 attached hereto, which is deemed to contain 123,250 rentable square feet of Rentable Floor Area (as defined in Section 1(y) below).
Initial Premises. As defined in Recital B.
Initial Premises means 28,628 rentable square feet, more or less, on the nineteenth (19th) and twentieth (20th) floors of the Building, as set out in the Lease.
Initial Premises means (i) floors 2, 8, 9, 10, 11 and 12 containing an aggregate 168,422.64 RSF, and (ii) the Roof Terrace which shall have no allocable RSF.
Initial Premises shall have the meaning as set forth in Section “A”, Paragraph 1 of the Summary of Basic Lease Information.
Initial Premises means a portion of the fifth (5th) floor of the Building, containing approximately 13,253 square feet and known as Suite 510;
