Property Valuation definition

Property Valuation means, in relation to any Property:
Property Valuation means the fair market value of a Property determined by a broker’s price opinion ordered by any Lender or the Collateral Agent; provided that, (x) in the circumstances described in Section 2.3, the Property Valuation of a Property shall be determined by appraisal and (y) in the circumstance described by Section 2.4(j) for any Portfolio Property that is under contract to be sold as of the date of the applicable Property Valuation Notice, the value of such Portfolio Property will be the sales price set forth in the sale contract.

Property Valuation means the determination of the value of immovable property;

Property Valuation. Each Mortgage File contains a written appraisal prepared by an appraiser licensed or certified by the applicable governmental body in which the mortgaged property is located and in accordance with the requirements of Title XI of FIRREA and the regulations promulgated thereunder, all as in effect on the date the Mortgage Loan was originated. The appraisal was written, in form and substance, to (i) customary ▇▇▇▇▇▇ ▇▇▇ or ▇▇▇▇▇▇▇ Mac standards for mortgage loans of the same type as such Mortgage Loans and (ii) the Uniform Standards of Professional Appraisal Practice, as amended (USPAP) standards, and satisfies applicable legal and regulatory requirements. The person performing any property valuation (including an appraiser) received no benefit from, and such person's compensation or flow of business from the originator was not affected by, the approval or disapproval of the Mortgage Loan. The selection of the person performing the property valuation was made independently of the broker (where applicable) and the originator's loan sales and loan production personnel. The selection of the appraiser met the criteria of ▇▇▇▇▇▇ Mae and ▇▇▇▇▇▇▇ Mac for selecting an independent appraiser.
