All approvals, licenses and permits issued by the competent authorities with respect to the Project and Said Land are valid and subsisting and have been obtained by following due process of law.
The Promoter reserve the exclusive and absolute right to display hoarding/s on all or any of the Wings of the said Building and the terraces and/or in any part of the Said Land and exploit the income there from at all times.
The Promoter shall compensate the Allottee in case of any loss caused to him due to defective title of the Said Land, on which the Project is being developed or has been developed, in the manner as provided under the Act and the claim for interest and compensation under this provision shall not be barred by limitation provided under any law for the time being in force.
Nothing contained in this Agreement is intended to be nor shall be construed as a grant, demise or assignment in law, of the Said Apartments or of the Said Land and the said Building or any part thereof.
The Allottee has seen and satisfied with the title of the Said Land, proposed layout plan of the Apartment, which has been approved by the competent authority, the proposed specifications, amenities and facilities in respect of the Apartment and the payment plan, as represented by the Promoter.
