Tenant's Allowance definition
Tenant's Allowance means an amount equal to [...***...], which amount shall, except as otherwise provided in this Exhibit B-FA, be paid by Landlord toward the cost of completion of the Tenant Improvements and related design, engineering, governmental, overhead, supervision and administration fees and costs (collectively, the "Tenant Improvement Cost"). Notwithstanding the foregoing, no portion of the Tenant's Allowance shall be paid by Landlord toward the cost of the Tenant Requested Base Building Improvements, or Tenant Improvements that constitute furniture, equipment or trade fixtures or result in changes to the Base Building Improvements. If the Tenant Improvement Cost exceeds the Tenant's Allowance, the difference shall be paid by Tenant in accordance with this Exhibit B-FA. * CONFIDENTIAL TREATMENT REQUESTED
Tenant's Allowance. $6.00, multiplied by the number of rentable square feet contained within the Premises or $38,562.00 in the aggregate, which Landlord agrees to contribute to the cost of Tenant's Work.
Tenant's Allowance means the sum specified in the Basic Lease Provisions per rentable square foot of the Premises, which shall be paid by Landlord toward the cost of completion of the Tenant Improvements.
Examples of Tenant's Allowance in a sentence
Tenant shall pay the cost of all Tenant Improvements in excess of the Tenant's Allowance.
The cost of the preparation of Preliminary Plans shall be charged against the Tenant's Allowance.
If the Estimated Work Cost is less than or equal to the Tenant's Allowance then Landlord shall proceed in accordance with Section 5 below.
If the cost of Tenant Improvements is less than the Tenant's Allowance, the difference shall be retained by Landlord.
Tenant shall have the right to such building standard signage which cost shall be deducted from Tenant's Allowance (as hereinafter defined in Exhibit A-1).
More Definitions of Tenant's Allowance
Tenant's Allowance means the sum of $10.00 per rentable square foot of the Premises, which shall be paid by Landlord toward the cost of completion of the Tenant Improvements. In no event shall Tenant's Allowance exceed $136,860.00.
Tenant's Allowance means the amount necessary to complete Tenant Improvements but in no case in excess of $13.09 per square foot of Rentable Area, which allowance shall be paid by Landlord as a reimbursement to Tenant to cover the Cost of Improvements in accordance with the Approved Plans. If Tenant completes the Tenant Improvements without spending the maximum required to be paid by Landlord pursuant to this Tenant Improvement Construction Agreement, then Tenant may apply any remaining Tenant Allowance toward the cost of future Alterations, and Tenant shall have no right to any rebate, credit or reimbursement for any portion of such savings.
Tenant's Allowance means the amount of $493,830.00 (i.e., $18.00 per rentable square foot of the Premises). Items to be delivered to Landlord with respect to each draw against the Tenant’s Allowance shall include (i) an application for payment and sworn statement of contractor substantially in the form of AIA Document G-702, Application and Certificate for Payment, covering all work for which disbursement is to be made to a date specified therein; (ii) a certification from an AIA architect substantially in the form of the Architect’s Certificate for Payment which is located in said Document G-702; (iii) contractors’, subcontractors’ and material suppliers’ waivers of liens covering all of the Initial Tenant Work for which payment is requested; (iv) a cost breakdown for each trade or subcontractor performing the Initial Tenant Work; (v) copies of all construction contracts for the Initial Tenant Work, with copies of all change orders, if any; and (vi) a request to disburse executed by Tenant containing an approval by Tenant of the theretofore completed Initial Tenant Work.
Tenant's Allowance means up to $25.00 per rentable square foot of the initial Premises. The Tenant’s Allowance shall be used only to pay the actual Costs of the TI Work. If the Tenant’s Allowance is insufficient to pay all of the actual Costs of the TI Work, then the Additional Allowance may be added at the Tenant’s sole discretion to become part of the Tenant’s Allowance. Neither Tenant’s Allowance nor the Additional Allowance may be used to pay the costs of the Interior Design Services, the costs for Tenant’s Work, or the cost to prepare the Working Drawings. Tenant shall give written notice to Landlord of its election to add the Additional Allowance to Tenant’s Allowance within ten (10) Business Days of (i) Tenant’s approval of the Final Cost Estimate, in the event the Final Cost Estimate exceeds Tenant’s Allowance, or (ii) receipt by Tenant of written notice by Landlord that the Costs of the TI Work exceed Tenant’s Allowance, in the event the Final Costs Estimate does not exceed Tenant’s Allowance but later Changes cause such excess. If Tenant fails to timely provide Landlord with such written notice, Tenant shall be deemed to have elected to add the Additional Allowance to Tenant’s Allowance.
Tenant's Allowance. Replace the entire Section 39 with the following: "Landlord shall give Tenant an allowance to cover the cost of Tenant's Work actually performed in an amount not to exceed the product obtained by multiplying $15.00 by the Rentable Area, or a total allowance of $1,622,460 ("Tenant's Regular Allowance").
Tenant's Allowance shall also include by definition the Additional Allowance (if Tenant elects to add it to the Tenant Allowance).
Tenant's Allowance means the Tenant’s Allowance amount set forth in Section 10B below; and (vi) notwithstanding the last sentence of Section 3.01 of Exhibit “D” to the Original Lease, Tenant’s Allowance shall only be available to Tenant during the period commencing with the date of the execution of this Amendment by Landlord and Tenant and terminating on January 31, 2010 (the “Outside Allowance Date”).
