Building Location. No building shall be located on any lot nearer to the front lot line or nearer to the side street line than the 20' minimum building setback lines shown on the recorded plat. No dwelling shall be located on any interior lot nearer than 15 feet to the rear line. A minimum side yard of 8 feet must be maintained. For the purpose of this covenant, xxxxx, steps and open porches shall not be considered as a part of a building, provided, however, that this shall not be construed to permit any portion of a building on a lot to encroach upon another lot.

The Owner shall also provide a lot grading plan reviewed by a professional engineer, certifying that the proposed grading and appurtenant drainage works comply with sound engineering design and that the proposed grading is in general conformity with the Plan.
