OTHER TENANT OBLIGATIONS. Tenant agrees not to store or hang rugs, towels, wash, or store furniture, equipment, trash, miscellaneous junk or debris or other such items on railings, balconies, terraces, walkways or patios. Any such items deemed improperly stored or hung by the Landlord, or otherwise will be removed at the expense of the Tenant. Outdoor furniture and plants are acceptable. Swimming or other pools, swing sets, trampolines, hot tubs and waterbeds are not allowed on the Premises. Tenant agrees not to place any of these on the Property unless, prior to occupancy, Tenant obtains the written consent of Landlord and provides to Landlord written proof of insurance acceptable to Landlord.

Tenant has an obligation to notify Agent immediately of any safety issues discovered. Tenant is responsible for any and all damages to the property from all guests and ensuring maximum occupancy of 2 per bedroom, unless otherwise noted, is not exceeded during his tenancy. Due to health department regulations, occupancy on homes served by septic systems is limited to two persons per bedroom, unless otherwise stated (children 2 years and under excluded in this total count). Tenant agrees not to over occupy. Owner’s locked closets are not included in the rental of the property and are not to be accessed. Fireplaces available for Tenant use are only to be used October through April.

OTHER TENANT OBLIGATIONS. At all times during the Extended Term, and any Extension Terms, as applicable, the above obligations of Tenant shall include Tenant making any and all repairs, additions or modifications to the Leased Premises, including, without limitation, the Arrowhead Stadium, its immediate environs, the Maintenance Building-Pavilion, Tenant’s practice fields, the Central Services Facility, and the Common Areas (to the extent required beyond Landlord’s expenditure of all Common Areas RMMO Fund Monies), at any time required by (i) Applicable Laws or orders of any Governmental Authority or (ii) the Constitution, By-laws, rules and regulations or other directives or orders of the National Football League in connection with the playing of professional football games.
