Tenant shall not use or permit the use of the Leased Property or the Phase I Premises for any purpose that is illegal, not consistent with the Permitted Use, or prohibited by Section 4.4 of the Ground Lease.
Landlord and Tenant agree that Tenant shall, at Tenant’s sole cost and expense, upgrade the carpet in the Office Space, paint the walls in the Office Space and replace the ceiling tiles in the Office Space to match the carpet, walls and ceiling tiles currently in place in the office portion of the Phase I Premises.
