Total Rentable Area definition

Total Rentable Area means the total Rentable Area of those parts of the Property (including the Premises) from time to time leased or licensed or available for lease or licence from the Lessor but excluding: Common Areas (but not carparks leased or licensed to any person), Lessor-nominated storage or other similar areas, offices used by the Lessor or its agent for management of the Property, and office premises not associated with or comprised in any retail premises; Utilities means all utility and other services connected and/or supplied to the Premises, including water, sewage, drainage, electricity, gas, telephone; and Working Day has the meaning given to it in the Property Law Xxx 0000.
Total Rentable Area means all space within the Building designed and designated for individual tenant occupancy whether such space is currently subject to a lease by an individual tenant or not, including publicly used hallways, stairways, elevators, restrooms, entryways, atriums or similar areas used in common with other tenants of the Building, if any. The parties hereby acknowledge that the Total Rentable Area within the Building is 71,208 square feet.
Total Rentable Area of the Building means the total of the rentable area of all premises in the Building (including the Leased Premises) leased or set aside or intended by the Landlord to be leased to tenants;

Examples of Total Rentable Area in a sentence

  • Other than air conditioning, all services provided by Landlord to Tenant are based upon an assumed maximum premises population of one person per two hundred (200) square feet of Total Rentable Area, which limit Tenant shall in no event exceed.

  • Total Rentable Area of the Premises and the Building is agreed to be the amounts set forth in Exhibit 1.

  • All services provided by Landlord to Tenant are based upon an assumed maximum premises population of one person per one hundred fifty (150) square feet of Total Rentable Area of the Premises (one person per one hundred fifty (150) square feet of Total Rentable Area of the Premises for air conditioning).

More Definitions of Total Rentable Area

Total Rentable Area means the total Rentable Area of all floors and levels of the Building, whether rented or not, calculated as if the Building were entirely occupied by tenants renting whole floors. The lobby and entrances on the ground floor used in common by tenants, the area comprising the underground parking facilities on the Lands, any amenity area and areas for storage shall be excluded from Total Rentable Area. The calculation of the Total Rentable Area, whether rented or not, shall be determined by the Landlord upon completion of the Building and shall be adjusted from time to time to give effect to any structural or fractional change affecting the same.
Total Rentable Area means the total Rentable Area of the Building whether rented or net, calculated as if the Building were entirely occupied by tenants renting whole floors. The lobby and entrances on the ground floor and subservice floors used in common by tenants, mechanical equipment areas and areas rented or to be rented for automobile parking or for storage, shall be excluded from the foregoing calculations. The calculation of the Total Rentable Area, whether rented or not, shall be determined by the Landlord's Architect upon completion of the Building and shall be adjusted from time to time to give effect to any structural or fractional change affecting the same.
Total Rentable Area means, with respect to the portion of the Leased Premises designated for warehouse use, the total Rentable Area of all leased and leasable premises contained in the portion of the Building designed for warehouse use, and with respect to the portion of the Leased Premises designated for office use, the total Rentable Area of all leased and leasable premises contained in the portion of the Building, including mezzanines, designated for office use.
Total Rentable Area means 37,002 square feet which includes the total floor area within the exterior walls of the Building less the Service Areas.
Total Rentable Area means the total Rentable Area of all areas in the Building which are rented or available for rent, determined in accordance with the definition of “Rentable Area”. The calculation of the Total Rentable Area will be adjusted from time to time to give effect to any structural change in the Building (subject, however, to subclause 4.2(f)).
