ABATEMENT OF RENT; LESSEE'S REMEDIES. In the event of damage described In Paragraph 9.2 (Partial Damage — Insured), whether or not Lessor or Lessee repairs or restores the Premises, the Base Rent, Real Property Taxes, Insurance premiums, and other charges, If any, payable by Lessee hereunder for the period during which such damage, its repair or the restoration continues (not to exceed the period for which rental value Insurance Is required under Paragraph 8.3(b)), shall be abated in proportion to the degree to which Lessee’s use of the Premises Is Impaired. Except for abatement of Base Rent, Real Property Taxes, insurance premiums, and other charges, If any, as aforesaid, all other obligations of Lessee hereunder shall be performed by Lessee, And Lessee shall have no claim against Lessor for any damage suffered by reason of any such repair or restoration.
