Access for Repairs, etc. To have access to the Premises to perform ------------------------ its duties and obligations under this Lease and to inspect the Premises, make repairs, alteration, additions or improvements, whether structural or otherwise, in and about the Premises, the Project or any part thereof as set forth in various Sections of this Lease including, without limitation, Section 5 and Section 10(N). Except in the event of an emergency, Landlord shall access the Premises only upon the prior consent of Tenant; provided, however, in the event Tenant does not consent to Landlord's entering the Premises for the purposes of making any repair, alteration, additions or improvements required to be made, whether structural or otherwise, or to perform Landlord's maintenance, repair and replacement obligations under this Lease, Landlord shall have no liability to Tenant with respect to any damage caused because of Landlord's inability to gain access to the Premises and Tenant shall be liable for any loss or damage to the Project caused because Landlord was not permitted access to the Premises.

No compensation or claim shall be allowed against the LESSOR by reason of inconvenience, annoyance or injury to the LESSEE's business that may arise by virtue of undertaking any work under this provision, provided, however, that LESSOR shall take all reasonable steps to avoid any such inconvenience, annoyance or injury.
Access for Repairs, etc. To enter upon the Common Parts and the adjoining Lettable Areas with or without plant, materials and equipment upon prior appointment with the Landlord and the permitted occupier of the said Lettable Areas (except in the case of emergency) for the purpose of maintaining, repairing or renewing the Property (but only where such maintenance, repair and renewal cannot reasonably be carried out from within the Property or where it is possible to carry out such works from within the Property but they would be rendered more expensive than they would be otherwise than by virtue of this right) subject to causing the minimum disturbance and inconvenience to the Landlord and all occupiers of said Lettable Areas and the other tenants of the Building and to making good all damage thereby occasioned with all practicable speed to the reasonable satisfaction of the Landlord.
