RIGHTS RESERVED TO THE LANDLORD. (a) Notwithstanding anything to the contrary, the Landlord shall have free and uninterrupted passage to the infrastructure, pipes, machine rooms, switch rooms, pump rooms, air handling unit (AHU) or any part of the Common Areas within or accessible through the Demised Premises and shall have the right to inspect and conduct any repairs, servicing and maintenance work through the same.
(b) Notwithstanding anything herein contained, the Landlord shall have the absolute discretion over the use or the Common Areas and any income derived therefrom shall be due to the Landlord solely and shall not be deemed to belong to the Tenant.
(c) The Landlord shall have the right at any time and from time to time to make, add, amend, cancel or suspend such reasonable rules and regulations in respect of the Building as in the reasonable judgement of the Landlord may from time to time be required for the management, safety, care or cleanliness of the Building or for the preservation of good order thereon or for the convenience of the Tenant, and all such rules and regulation shall bind the Tenant upon and from such date on which notice in writing thereof is given to it by the Landlord. If there shall be any inconsistency between the provisions of this Agreement and the provisions of such rules and regulations, the provisions of this Agreement shall prevail.
(d) The Landlord reserved the right to name and to change the name of the Building from time to time.
(e) The Landlord shall have the right to make such changes or deviation to the building plans, the Building or the Demised Premises as may be required by the appropriate authorities or as may in the reasonable opinion of the Landlord’s architects or consultants be deemed expedient or necessary and the Tenant shall have no claim against the Landlord for damages, costs or compensation in respect of any changes or deviations.
(f) Notwithstanding anything to the contrary herein contained the Landlord may whenever it deems necessary conduct or cause to be conducted fire drills or any other safety exercise and the Landlord shall be entitled to shut down or disconnect the air-conditioning, lift service and electricity supply or any other services and facilities that the Landlord shall deem necessary and the Landlord shall not be responsible or liable for any loss or damage arising from the shut down or disconnection of any of the aforesaid.

Landlord reserves the following rights, exercisable without notice to Tenant except as otherwise expressly provided herein, and without liability to Tenant for damage or injury to property, person or business (all such claims being hereby released, except to the extent that they are caused by Landlord's negligence), and without effecting an eviction or disturbance of Tenant's use or possession or giving rise to any claim for offsets, or abatements of Rent or affecting any of Tenant's obligations under this Lease. No signs visible from the exterior of the Building or from within its lobbies or common corridors shall be permitted to be installed in the Premises by Tenant without Landlord's approval of the sign and the location thereof, which may be withheld in Landlord's sole discretion. Landlord reserves the right to remove at Tenant's expense any such sign not so approved by Landlord.

RIGHTS RESERVED TO THE LANDLORD the right at all times during the tenancy to use and make connections with all Conduits now or at any time during existing on in or under the Property or any part of it and used for the benefit of any adjoining property of the Landlord or the Superior Landlord and also the right to lay construct maintain and use in or under the Property additional Conduits for the use of such adjoining property with the right to enter upon the Property and to excavate in or under the Property for such purposes or to repair and maintain such services

Landlord reserves the right: (a) to name the Building and Office Park, to change the name or street address of the Building and Office Park, and to install and maintain all signs in the Office Park (including the exterior and interior of the Building); (b) on reasonable prior notice to Tenant, to exhibit the Premises to any prospective purchasers or mortgagee of the Building or Land and to others having an interest therein at any time during the Term, and to prospective tenants during the last 12 months of the Term; (c) to enter the Premises to make necessary inspections, repairs and adjustments or otherwise to comply with the terms of this Lease; and (d) to relocate, alter, improve, reduce or add to the configuration of and the various facilities and improvements within the Building, the Land and the Office Park, provided that the change shall not materially restrict Tenant's access to or use of the Premises.
