Common use of Addition of Leased Space Clause in Contracts

Addition of Leased Space. Landlord and Tenant have agreed to expand the Premises to include Suite 240, containing 6,660 square feet of Rentable Area and as more particularly identified on the floor plan attached hereto as Exhibit A (the “Second Expansion Space”). As of September 1, 2010 (“Second Expansion Effective Date”), (i) all references in the Lease to the “Premises,” including the definition in Section 1(u) of the Lease, shall include the Second Expansion Space (Suite 240) and shall include Suites 120, 260 and 250; (ii) all references in the Lease to the “Rentable Area of the Premises,” including the definition set forth in Section 1 (aa) of the Lease, shall mean 29,165 square feet; (iii) Exhibit B attached to the Lease is further modified by the addition of the floor plan for the Second Expansion Space shown on Exhibit A hereto; and (iv) the terms and provisions of the Lease shall apply to the Second Expansion Space and Tenant’s use and occupancy thereof.
