Additional Charges for Expenses and Taxes. In addition, to Monthly Base Rent, commencing on the Commencement Date Tenant shall pay to Landlord all Additional Charges (as defined below) as and when payable as provided in this Paragraph 4(b), at the place where the Monthly Base Rent is payable, and Landlord shall have the same remedies for a Default (as defined in Paragraph 20(a)) in the payment of Additional Charges as for a Default in the payment of Monthly Base Rent.
