Additional payment pending compliance. (a) Until the Tenant has fully complied with its obligations under this clause 10 the Tenant must pay to the Landlord as a liquidated debt an amount equivalent to the Rent and other payments due immediately before the expiry or termination of this Lease calculated on a daily basis. (b) The Tenant’s obligation to pay under clause 10.6(a): (i) does not prejudice any notice to quit or notice of re-entry which has been served or any possession proceedings; and (ii) does not limit any other rights or remedies of the Landlord arising out of the Tenant’s breach of this clause 10.
