Common use of Additional Rent to Landlord Clause in Contracts

Additional Rent to Landlord. Tenant shall also pay (a) to Landlord an annual amount to fund ongoing Landlord operations, including costs for administration, performance and enforcement of this Agreement, and any real property assessments payable by Landlord (other than fines or penalties resulting from late payment by Landlord) (“Landlord Operating Costs”), which amount shall be determined and paid as provided in Section 4.4 below. (b) Tenant shall pay to Landlord Landlord’s share of the Cumulative Calculated Amount described in Section 4.3, as and when payable under Section 4.3.
