ADDITIONAL SECURITY AND FIXED RENT. Contemporaneously with the execution of this agreement, Tenant has paid the first month's worth of the "Eighteenth Floor Rent" (as defined below) in the amount of Twenty- four Thousand Four Hundred Seventy-nine Dollars and 67/100 ($24,479.67) Dollars and has deposited with Landlord the additional sum of Fifty-three Thousand One Hundred Twenty-five ($53,125.00) Dollars as additional security to be held and applied pursuant to Rider Article 67 of the Lease.
