Common use of Adjustments to Electrical Costs Clause in Contracts

Adjustments to Electrical Costs. With respect to any calendar year or partial calendar year in which the Building is not occupied to the extent of 95% of the rentable area thereof, the Electrical Costs for such period shall, for the purposes hereof, be increased to the amount which would have been incurred had the Building been occupied to the extent of 95% of the rentable area thereof.

With respect to any calendar year or partial calendar year in which the Building is not occupied to the extent of 95% of the rentable area thereofyear, the Electrical Costs for such period shall, for the purposes hereof, be increased to the amount which would have been incurred had the Building Buildings been occupied to the extent of ninety-five percent (95% %) of the rentable area thereof.

Adjustments to Electrical Costs. With respect to any calendar year or partial calendar year in which the Building is not occupied to the extent of 95% of the rentable area thereof, the Electrical Costs for such period shall, for the purposes hereof, be increased to the amount which would have been incurred had the Building been occupied to the extent of 95% of the rentable area thereof; provided, however, that the total electrical charges to be paid by tenants of the Building shall not exceed the total amount paid by Landlord for the electricity for the Project.
