Apportionment and Distribution of Award For Partial Taking. On a Partial Taking, all sums including damages and interest, awarded for the fee title or the leasehold or both, shall be distributed and disbursed, first, to the cost of restoring the Improvements on the Leased Premises to a complete architectural unit of a quality equal to or greater than such Improvements before the Taking, and the remainder shall be apportioned between Landlord and Tenant based upon the formula set forth in Section 11.3.
