Availability Premises Rent Clause Samples

The Availability Premises Rent clause defines when the obligation to pay rent for leased premises begins, typically tied to the date the premises become available for occupancy or use by the tenant. In practice, this clause specifies that rent payments commence only after the landlord has fulfilled certain conditions, such as completing required improvements or obtaining necessary occupancy permits. Its core function is to ensure that tenants are not required to pay rent before they can actually use the premises, thereby protecting tenants from financial liability for unusable space and incentivizing landlords to deliver the premises on time.
