Base Lease Rate. The Base Lease Rate shall be modified beginning March 1, 2004 as follows: March 1, 2004 - February 28, 2005 - $12.25 PSF, NNN March 1, 2005 - February 28, 2006 - $12.62 PSF, NNN March 1, 2006 - February 28, 2007 - $13.00 PSF, NNN March 1, 2007 - February 28, 2008 - $13.39 PSF, NNN March 1, 2008 - February 28, 2013 - $13.50 PSF, NNN This Amendment shall be binding upon and inure to the benefit of the parties hereto and their respective successors and assigns. As herein modified, the lease shall remain in full force and effect in accordance with the terms and conditions hereof.
