Base Rent Absolutely Net. It is the purpose and intent of Landlord and Tenant that Base Rent payable hereunder shall be absolutely net to Landlord so that this Lease shall yield to Landlord the Base Rent herein specified, in each Year during the Term, free of any charges, assessments, Impositions or deductions of any kind charged, assessed, or imposed on or against the Land and the Premises, and without abatement, deduction or set-off by the Tenant, except as hereinafter specifically otherwise provided, and Landlord shall not be expected or required to pay any such charge, assessment or Imposition, or be under any obligation or liability hereunder except as herein expressly set forth, and that all costs, expenses and obligations of any kind relating to the maintenance and operation of the Land, including all alterations, repairs, reconstruction and replacements as provided in this Lease, which may arise or become due during the Term hereof shall be paid by Tenant, and Landlord shall be indemnified and saved harmless by Tenant from and against such costs, expenses and obligations.
