Base Rent Formula. Each installment of Base Rent payable for any Base Rent Period will equal: • the Lease Balance on the first day of such Base Rent Period, less Losses (if any) that BNPPLC suffered or incurred prior to the Term and that qualify as Pre-lease Force Majeure Losses (as defined in the Construction Agreement), times • the sum of the Effective Rate and the Spread, times • the number of days in the period from and including the preceding Base Rent Date to but not including the Base Rent Date upon which the installment is due, divided by • three hundred sixty.
