Common use of BASE, SHELL AND CORE Clause in Contracts

BASE, SHELL AND CORE. Landlord has previously constructed the base, shell and core (i) of the Premises and (ii) of the floor(s) of the Building on which the Premises are located (collectively, the “Base, Shell and Core”), and Tenant shall accept the Base, Shell and Core in its current “As-Is” condition existing as of the date of the Lease and the Lease Commencement Date. Except for the Tenant Improvement Allowance set forth below and the Landlord’s Work (as defined in Exhibit B-1) that shall be constructed by Landlord as set forth in Exhibit B-1 attached hereto, Landlord shall not be obligated to make or pay for any alterations or improvements to the Premises, the Building or the Project.

Except for the Tenant Improvement Landlord’s Work, the Allowance set forth below (and, if applicable, the Additional Allowance) and the Landlord’s Work (as defined in Exhibit B-1) that shall be constructed by Landlord as set forth in Exhibit B-1 attached heretootherwise provided below, Landlord shall not be obligated to make or pay for any alterations or improvements to the Premises, the Building or the Project.

Except for the Tenant Improvement Allowance set forth below and except as expressly provided in Section 7.2 of the Landlord’s Work (as defined in Exhibit B-1) that shall be constructed by Landlord as set forth in Exhibit B-1 attached heretoLease, Landlord shall not be obligated to make or pay for any alterations or improvements to the Premises, the Building Buildings or the Project.
