Common use of Base Term Clause in Contracts

Base Term. The term of this Lease shall commence at 12:00 noon on November 1, 2000, and, unless sooner terminated as herein provided for, shall end at 12:00 noon on November 1, 2015 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Base Term. The term of this Lease shall commence at (i) the later of 12:00 noon on November June 1, 20001991, or (ii) 12:00 noon on the date upon which the Leased Premises are ready for occupancy (as defined in Paragraph 4.B. of this Lease), and, unless sooner terminated as herein provided for, shall end at 12:00 noon on November June 1, 2015 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.,

Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Base Term. The term of this Lease shall commence at 12:00 noon on November June 1, 20002011, and, unless sooner terminated as herein provided for, shall end at 12:00 noon on November January 1, 2015 2022 ("“Lease Term"”). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Base Term. The term of this Lease shall commence at 12:00 noon on November 1October 4, 20001999 , and, unless sooner terminated as herein provided for, shall end at 12:00 noon on November 1October l, 2015 2004 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.

Base Term. The term of this Lease shall commence at 12:00 noon on November September 1, 20001994, and, unless sooner terminated as herein provided for, shall end at 12:00 noon on November 1September, 2015 2004 ("Lease Term"). Except as specifically provided to the contrary herein, the Leased Premises shall, upon the termination of this Lease, by virtue of the expiration of the Lease Term or otherwise, be returned to the Landlord by the Tenant in as good or better condition than when entered upon by the Tenant, ordinary wear and tear excepted.. For Option Period see Exhibit F. The term of this Lease will move to October 1, 1994 - October 1, 2004 if Landlord so notifies Tenant by March 31, 1994
