Building Entry Signage Clause Samples
Building Entry Signage. Subject to availability, so long as (i) there is no Default Event hereunder, (ii) Tenant occupies the entire Premises and (iii) Tenant shall not have assigned this Lease, or sublet any portion of the Premises, Tenant shall have the non-exclusive right, at its sole cost, to install and maintain wall signage directly above the main entry of the Premises (the “Entry Signage”) reflecting Tenant’s name. The size, color, lettering, quality, design, construction and exact location of the Entry Signage shall comply in all respects with all applicable governmental laws, codes, rules, and regulations, and shall be subject to Landlord’s prior written approval which shall not be unreasonably withheld, delayed or conditioned. In addition, Tenant shall be responsible for all costs associated with maintaining and repairing such Entry Signage. Tenant shall repair all damage caused by the installation, maintenance, or removal of the Entry Signage and restore the Building to its condition before the installation of the Entry Signage, ordinary wear and tear excepted. If Tenant fails to take any of the foregoing actions, Landlord may, after giving Tenant ten (10) days prior written notice, without compensation to Tenant, and at Tenant’s expense, remove the Entry Signage and perform the related restoration or repair work and dispose of the Entry Signage in a manner Landlord deems appropriate. The Entry Signage right described herein is personal to Tenant and shall not be assignable. At the expiration of the Lease Term, Tenant shall be obligated to remove its Entry Signage at Tenant’s sole cost and expense and repair any damage resulting from such removal.
Building Entry Signage. To the extent Tenant continues to lease from Landlord, and occupy, not less than 122,742 rentable square feet in the Building, Tenant shall have the right to install up to two (2) signage logos at the main entry of the Building on 108th Avenue NE in the positions indicated on Exhibit J attached hereto (the “Building Entry Signage”). The Building Entry Signage right shall commence upon the earlier of (i) March 1, 2013 or (ii) the earlier termination of the “Infospace” lease.
