CAR PARKING SPACES. 4.1 Car parking spaces shall be provided in stilt/ surface/ basement car parking spaces (as applicable) on the Said Plot, the charges for which are detailed in Annexure C-I(a) of this Lease Deed. Any additional car parking spaces shall be provided, subject to availability, as per the charges detailed in the aforementioned Annexure C-I(a).
4.2 The Car Parking Charges shall be payable by the Due Date and shall be paid in advance for each month in respect of which the Car Parking Charges would be payable.
4.3 Such car parking spaces shall be earmarked for the exclusive use of THE LESSEE and shall not be used by THE LESSEE for storage or any purpose other than parking its cars/ two wheelers.
4.4 The Lock-in Period shall also be applicable to the car parking spaces including any additional car parking spaces.
4.5 Any other taxes/ duties/ charges/ cesses/levy(ies) etc. as applicable from time to time, on the Car Parking Charges including service tax shall be payable by THE LESSEE in addition to the Car Parking Charges as mentioned hereinabove.
CAR PARKING SPACES. All Car Parking Spaces shall be used only for parking of licensed motor cars and shall not be used for any other purpose.
CAR PARKING SPACES. 8.1 No Car parking spaces will be provided . ELECTRICITY / WATER / POWER AND POWER BACK-UP CHARGES / OTHER MISCELLANEOUS CHARGES:
8.2 THE LESSOR or its nominee(s) / assign(s) / appointed contractor(s) / appointed agency(ies) / third party service provider(s) shall, subject to the payment of the applicable charges as specified and non-occurrence of any force majeure event, supply andmaintain regular supply of electricity, water, power and power back-up to Demised Premises.
8.3 The electricity, power and power back-up for Demised Premises will be provided by grid / utility companies / other power providers / other power sources, including but not limited to generator sets, the charges of which will be as per Annexure C-I.
8.4 The charges for consumption of water in the Demised Premises shall be payable by THE LESSEE as per Annexure C-I.
8.5 Separate meters, wherever applicable, may be installed by THE LESSOR for recording the consumption of power, power back up and air handling unit (“AHU”) electrical usage, in Demised Premises. The cost for such meters, as provided in Annexure C-I, if applicable, shall be payable by THE LESSEE as a onetime non-refundable cost. Alternatively, the monthly meter hire charges, wherever applicable, as provided in Annexure C-I shall be payable by THE LESSEE additionally.
8.6 The bills for such charges shall be raised by THE LESSOR or its nominee(s) / assign(s) / appointed contractor(s) / appointed agency(ies) / third party service provider(s) as per the meter reading and shall be payable by THE LESSEE by Due Date.
8.7 Any additional power load required by THE LESSEE shall be provided subject to availability and on payment as detailed in Annexure C-I. Any cost towards additional infrastructure required for supply of additional power load shall be borne by THE LESSEE at cost + 20% basis.
8.8 The Other Miscellaneous Charges, as applicable, shall be payable by THE LESSEE to THE LESSOR by Due Date as and when demanded by THE LESSOR.
8.9 THE LESSEE shall make the payment of such charges / deposit as may be demanded by the grid / utility companies / other power providers / other power suppliers from time to time and these shall be additionally payable by THE LESSEE on the basis of proportionate electricity load provided to Demised Premises.
CAR PARKING SPACES. The Owner covenants with the Council so as to bind the Site to provide the Car Parking Spaces before Occupation of any Dwelling served by those Car Parking Spaces in accordance with the approved Management Plan and upon completion of the Car Parking Spaces to transfer such to the Management Company by way of freehold transfer and such transfer shall require the management maintenance and repair of the Car Parking Spaces in question in accordance with the Management Plan.
CAR PARKING SPACES. 8.1. Car parking spaces have been provided in basement(s) / stilt and / or on surface in Said Building / Said Complex / Said Plot, the charges for which are detailed in Annexure C-I of this ▇▇▇▇▇ ▇▇▇▇. Any additional car parking spaces shall be provided, subject to availability, on terms, conditions and charges as applicable from time to time.
8.2. Car Parking Charges shall be payable in advance for each calendar month from such date as provided in Annexure C-I as per the terms and conditions of this Lease Deed and shall be paid by Due Date.
8.3. The car parking spaces shall only be used for parking vehicles other than heavy motor vehicles and in accordance with Laws. THE LESSEE agrees and undertakes that it shall not use car parking spaces for storage or any purpose other than as mentioned hereinbefore.
8.4. All taxes / duties / charges / cesses / levies etc. as applicable from time to time on Car Parking Charges including but not limited to GST shall be payable by THE LESSEE in addition to Car Parking Charges.
8.5. THE LESSEE shall ensure that its employees, agents, representatives, etc. shall not (a) make any obstruction on any car parking space; (b) keep any combustible / inflammable or / and explosive material in any vehicle or otherwise in car parking spaces; (c) use the area for any illegal or immoral activity; and / or (d) without prior written consent of THE LESSOR keep or leave any vehicle in the car parking spaces beyond normal business hours as provided in Annexure C-I.
8.6. THE LESSEE shall use the spaces earmarked for parking the vehicles transporting goods to or from Said Building for the said purpose only and the same shall be in accordance with the guidelines prescribed by THE LESSOR or its nominee(s) / assign(s) / appointed contractor(s) / appointed agency(ies)/ third party service provider(s) from time to time including the guidelines for use of designated areas in which such vehicles may be parked for the limited purpose of loading and unloading as well as route and timing that such vehicles must follow. THE LESSEE agrees to abide by such guidelines and shall furnish to THE LESSOR the registration numbers and other details of the vehicles being used for the purpose as mentioned hereinbefore.
CAR PARKING SPACES. (a) The Car Parking Space(s) provided in the Project are for the benefit of the allottees or lawful occupants of the Project. However, a limited number of Car Parking Space(s) are proposed to be provided within the Project. The rights to use Car Parking Space(s) have to be earmarked to limited number of allottees for facilitating the smooth functioning and use of Car Parking Space(s). The Purchaser/s understand/s and agree/s that in the absence of such earmarking of Car Parking Space(s), the use of the Car Parking Space(s) would result in disharmony and periodical disputes amongst the allottees/lawful occupants of the units. In view of the same the Purchaser/s hereby irrevocably authorize/s the Seller to earmark Car Parking Space(s) to the Purchaser/s at the sole discretion of the Seller in the mutual interest of one and all in order to maintain peace, cordiality and harmony amongst the allottees. The Purchaser/s further declare/s that he/she/they shall be bound by such earmarking of Car Parking Space(s) and will not question the authority of the Seller in doing so and further desist from making any issue or claims in respect thereto.
(b) The Seller shall earmark the Car Parking Space(s) for use to the Purchaser/s at its sole discretion in accordance with the previous clause, irrespective of the preference made by the Purchaser/s in the Application Form. Decision of the Seller with regard to earmarking of the Car Parking Space(s) to Purchaser/s shall be final and binding on the Purchaser/s.
(c) The Car Parking Space(s) earmarked to Purchaser/s is/are for his/her/their/its exclusive use and enjoyment and the Purchaser/s shall not have the right to put up any construction in the Car Parking Space(s) or enclose the same or use/convert it for any purpose other than as a Car Parking Space, i.e. for parking of vehicle(s).
(d) The Purchaser/s on earmarking of the Car Parking Space(s), other than use of the same, shall not have any such power or authority to transfer the same separately other than with the Unit allotted. In case of transfer/sale of Unit by Purchaser/s, the exclusive user-right of the Car Parking Space(s) shall stand automatically transferred along with the Unit.
CAR PARKING SPACES. The Car Parking Spaces for the Premises are for the exclusive use of the Sub-Lessee at all times during the Term. The Car Parking Spaces are a total of 88 (eighty eight) nos., located in the basement of the Building and identified on the Floor Plan annexed hereto as Annexure-A-1. The Car Parking Spaces shall be utilized only for parking of four-w▇▇▇▇▇▇ and two-w▇▇▇▇▇▇ vehicles and for no other purpose. If any Car Parking Space is being used for parking two w▇▇▇▇▇▇ vehicles the same shall be as per the provision of Applicable Laws. Each Car Parking Space measures approximately 2.4 meters in width by 4.2 meters in length. The Sub-Lessor shall not be responsible for damage or loss to possessions or items left in Sub-Lessee’s vehicles or any damage to Sub-Lessee’s vehicles, whether or not such damage is caused by other vehicle(s) or person(s) in the parking lot.
CAR PARKING SPACES. The Lessor will provide the Lessee, 42 (Forty Two) contiguous reserved car parking spaces in the basement of the Said Building (measuring approximately 4.5 meters by 2.2 meters), contiguous and marked, at no additional cost for the entire Term and renewals thereof. The Lessee shall also provide an additional 38 (Thirty Eight) contiguous guaranteed car parking spaces in basement and 10 (Ten) contiguous guaranteed surface car parking spaces charged at INR 3,000 (INR Three Thousand only) per car per month (“Additional Car Parking Charges”).

CAR PARKING SPACES. 5.1 The Lessor shall during the Term of the lease provide the Lessee with an exclusive right to use 50 (fifty) Car Parking Spaces in the Building. The Lessor shall demarcate the Car Parking Spaces in the Building more fully as provided in the plan annexed herewith as Annexure—IV and shall ensure that the Car Parking Spaces shall be contiguous and shall be marked with the name of the Lessee.
