Carry-Over Tenant Clause Samples
A Carry-Over Tenant clause defines how a landlord and tenant handle situations where a new tenant is brought in by the current tenant or their broker, but the new tenant was already in discussions with the landlord prior to the current tenant's involvement. This clause typically outlines whether the current tenant or their broker is entitled to a commission or fee if such a tenant signs a lease, and may set time limits or conditions for these entitlements. Its core function is to prevent disputes over commission payments and clarify entitlement when multiple parties are involved in securing a new tenant for the property.
