Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: All of the rentable area on the 25th and 27th floors of the Building, being designated as Suites 2500 (the “25th Floor Premises”) and 2700 (the “27th Floor Premises”), respectively. Landlord and Tenant agree that for all purposes of this Lease, the Premises shall be deemed to contain an aggregate of 28,711 rentable square feet of space, being comprised of 14,331 rentable square feet of space in the 25th Floor Premises, and 14,380 rentable square feet of space in the 27th Floor Premises.
b. Lease term: Three (3) years, commencing on February 1, 2011 (the “Commencement Date”), and ending January 31, 2014 (the “Expiration Date”).
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: Fourteenth (14th). The Premises are currently designated as Suite 1400, which designation may be subject to change by Landlord upon written notice to Tenant. Landlord and Tenant agree that for the purpose of this Lease, the Premises shall be deemed to contain 27,831 rentable square feet of space.
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: Second (2nd) floor. The Premises are currently designated as Suite 2200. Landlord and Tenant agree that for the purpose of this Lease, Increment 1 shall be deemed to contain 8,688 rentable square feet of space and Increment 2 shall be deemed to contain 22,813 rentable square feet of space, for a total rentable square footage for the Premises of 31,501 rentable square feet of space.
b. Lease term: Approximately seven (7) years and eight (8) months. The Lease term as to Increment 1 shall commence on the date hereof (the “Increment 1 Commencement Date”). The Lease term as to Increment 2 shall commence on the date of Substantial Completion (as defined in Paragraph 4.b. below) of the portion of the Tenant Improvements (as defined in Paragraph 4.a. below) that are located in Increment 2 (the “Increment 2 Commencement Date”). References in this Lease to the “Commencement Date” shall be deemed to refer to the Increment 1 Commencement Date as to Increment 1 and be deemed to refer to the Increment 2 Commencement Date as to Increment 2. The Lease term shall end on the date (the “Expiration Date”) that is the last day of the ninetieth (90th) full calendar month following the Increment 2 Commencement Date.
c. Monthly Rent: The sums set forth below for the respective periods: Increment 1 Commencement Date through July 31, 2004 $ 1,810.00 (electricity and cleaning for Increment 1 only) August 1, 2004 through July 31, 2005 $ 50,821.61 August 1, 2005 through July 31, 2007 $ 60,376.92 August 1, 2007 through July 31, 2009 $ 65,627.08 August 1, 2009 through Expiration Date $ 70,877.25 Notwithstanding the above, Tenant’s Monthly Rent shall be fully abated for the following six (6) calendar months: November and December of 2005, November and December of 2006, and November and December of 2007.

a. Floor(s) on which the Premises are located: Eleventh (11th) and twelfth (12th) floors.
b. Lease term: Approximately five (5) years and two (2) months, commencing on the date Landlord delivers the Premises to Tenant (the "Commencement Date") and ending on the last day of the sixtieth (60th) full calendar month after the Rent Commencement Date (as defined in Paragraph 2.c. below)(the "Expiration Date").
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: 7th, 8th and 9th floors. The Premises are designated as Suites 700, 800 and 900. Landlord and Tenant agree that for the purpose of this Lease, the Premises are deemed to contain 162,906 rentable square feet of space, of which 26,748 rentable square feet is located on the 7th floor, 78,792 rentable square feet is located on the 8th floor and 57,366 rentable square feet is located on the 9th floor. Notwithstanding the above, Tenant may, by written notice to Landlord at any time prior to the Commencement Date, add to the Premises the balance of the rentable square footage on the 7th floor, in which event Suite 700 will be deemed to contain 78,792 rentable square feet of space and the total rentable square footage of the Premises will be 214,950 rentable square feet. Landlord confirms and agrees that the Premises have been measured in accordance with the BOMA Standard Method for Measuring Floor Area in Office Buildings (BOMA Z65.1-1996) with a load factor not to exceed twelve percent (12%) for full floor increments (the “BOMA Standard”). The aforementioned rentable square footage of the Premises shall not be re-measured during the initial Lease term or during any renewal term. However, if the BOMA Standard is revised prior to the date Tenant exercises a Renewal Option under Paragraph 60 below, then the Premises covered by the Renewal Option may be re-measured at the commencement of the subject Renewal Term in accordance with the revised BOMA Standard.
b. Lease term: Approximately six (6) years, commencing on the date (the “Commencement Date”) that the Overlap Work (as defined in Paragraph 4.b. below) is substantially completed by Landlord (without regard to any lack of completion by Tenant of the Tenant Improvements (as defined in Paragraph 4.c. below)), and ending on the date (the “Expiration Date”) that is the last day of the seventy-second (7th) full calendar month thereafter. Paragraph 58.d. below sets forth provisions regarding the automatic extension of the Lease term upon the addition to the Premises of each Expansion Increment, so that the entire Premises will have the same Expiration Date.
Certain Basic Lease Terms. The first grammatical paragraph of Paragraph 2.a. of the Lease is deleted and the following language substituted therefor:
a. Floor(s) on which the Premises are located: 7th, 8th and 9th floors. The Premises are designated as Suites 700, 800 and 900. Landlord and Tenant agree that for the purpose of this Lease, the Premises are deemed to contain 214,950 rentable square feet of space, of which 78,792 rentable square feet is located on the 7th floor, 78,792 rentable square feet is located on the 8th floor and 57,366 rentable square feet is located on the 9th floor.”
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: Fourteenth (14th) Floor
b. Lease term: Approximately seven (7) years and one (1) month. The term of this Lease shall commence on the date (the "Commencement Date") Landlord delivers the Premises to Tenant in the condition required by the first sentence of Paragraph 4.a. The term of this Lease shall end on the date (the "Expiration Date") which is the last day of the eighty-fourth (84th) full calendar month following the Rent Commencement Date (as defined in Paragraph 5.a. below). The scheduled Commencement Date (the "Scheduled Commencement Date") with respect to the Premises is July 1, 2001.
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: 2nd through 8th floors. Each such floor shall constitute an "Increment" under this Lease. Landlord and Tenant agree that for purposes of this Lease the Rentable Area of the Premises shall be deemed to be 159,196 rentable square feet, and the individual Increments shall be deemed to contain the following respective rentable areas (subject to measurement and adjustment as provided in Paragraph 1 above): Increment Rentable Square Feet --------- -------------------- 2nd floor: 22,798 3rd floor: 22,798 4th floor: 22,720 5th floor: 22,720 6th floor: 22,720 7th floor: 22,720 8th floor: 22,720
b. Lease term: Approximately ten (10) years, commencing as follows: The term shall commence with respect to each Increment on the Commencement Date (as defined below) for such Increment, and shall expire with respect to the entire Premises on the last day of the one hundred twentieth (120th) full calendar month after the Full Rent Commencement Date (as defined in Paragraph 2.c.) (the "Expiration Date"). If, pursuant to Paragraph 4 below the Tenant Improvements (as defined in Paragraph 4.a.
Certain Basic Lease Terms. As used herein, the following terms shall have the meaning specified below:
a. Floor(s) on which the Premises are located: (i) all of the rentable area on the sixth (6th) floor of the Building (the "Office Premises") and (ii) certain ground floor space located along the Building's frontage at the corner of Folsom and Spear Streets (the "Retail Premises"). The Office Premises are currently designated as Suite 600, and the Retail Premises are currently designated as Suite 118. Landlord and Tenant agree that for the purpose of this Lease, the Office Premises shall be deemed to contain 63,970 rentable square feet of space, and the Retail Premises shall be deemed to contain 3,094 rentable square feet of space. Each of the Office Premises and the Retail Premises is referred to in this Lease as an "Increment".
