Common use of CHARACTER OF OCCUPANCY Clause in Contracts

CHARACTER OF OCCUPANCY. Tenant agrees to use and occupy the demised premises in a careful, safe and proper manner, and only for the purpose of GENERAL OFFICE USE and to pay on demand for any damage to the premises caused by the misuse of same by Tenant or his agents or employees; Tenant will not use or permit the demised premise to be used for any purposes prohibited by the laws of the United States or the State of Colorado, or any of the ordinances of the City and County of Jefferson. Tenant will not use or keep any substance or material in or about the demised premises which may violate or endanger the validity of the insurance on said building or increase the hazard of the risk, or which may prove offensive or annoying to other tenants of the building. Tenant will not permit any nuisance to be committed in the demised premises.
