City’s Maintenance Sample Clauses

City’s Maintenance. City shall maintain: (a) roofs (excluding interior ceilings), foundations, and exterior walls at the Premises (excluding all doors, plate glass, storefronts, display and other windows) and (b) plumbing, pipes and conduits. On demand, Sublessee shall reimburse City for all costs and expenses incurred by City which are required to make any repair to the Premises in connection with or resulting from (i) any alteration or modification to the Premises performed by, for or because of Sublessee, (ii) the installation, use or operation of Sublessee’s property, fixtures and equipment, (iii) the moving of Sublessee’s property into or out of the Premises or in and about the Premises, and (iv) Sublessee’s use or occupancy of the Premises in violation of this Sublease or in a manner not contemplated by the Parties at the time of acts or omissions of Sublessee or Sublessee’s invitees, subtenants and/or licensees, all of which shall be solely Sublessee’s obligation.
