Closing may be conducted by mail. The current year’s assessments and any special assessments, association dues and fees, current year’s ad valorem taxes, insurance, interest, rents, and all similar items applicable shall be prorated between Seller and Buyer to the Closing Date, with Buyer being responsible for the day of Closing. Should any additional assessments, other costs, or taxes be levied or charged as a result of any change of use of the Property attributable to Buyer, such amounts shall be the exclusive responsibility of Buyer to pay.
