Compliance with notices. The requirements existing at the date of this Contract of any valid notice or order issued pursuant to any statute or by any local authority or court necessitating the doing of work or expenditure of money on or in relation to the property or any footpath or road adjoining the property, shall be fully complied with by the Seller in a proper and workmanlike manner prior to the date for completion, and any such requirement arising from a notice or order issued after the date of this Contract shall be complied with by the Buyer who shall indemnify the Seller in respect of that requirement. If at the date of this Contract, the property: is the subject of a proposal to open, widen, realign, alter the level of or close a road under the Control of Roads Act; or is the subject of a proposal under any Act to acquire the property or a part of the property or any interest in the property, the Buyer may rescind this Contract by giving the Seller notice of rescission within 10 working days of the date of the Contract.
