Conditions for Disbursement of the Loan. FIHFC shall not disburse the home loan to the Borrower unless the conditions mentioned in the Home Loan sanction letter and Loan Agreements are complied with, to the satisfaction and sole discretion of FIHFC.The conditions are including but not limited to the following: - a) Execution of loan agreement and such other ancillary documents b) Submission of postdated cheques/ECS etc. towards repayment of installments c) Creation of security in favour of FIHFC d) Utilization of disbursement should be towards acquisition/construction of property or as per the end use specified e) Non-disclosure of all facts might affect the lending decisions of FIHFC f) Intimate FIHFC of any change in his/her employment/contact details. g) Request for disbursement of the loan in writing (as per the manner prescribed by FIHFC). Such request shall be deemed to have been duly made when made by hand, mail or through website of FIHFC or such other form/manner as may be announced by FIHFC from time to time. h) Ensure that Borrower has absolute, clear and marketable title to the property (security) and the said property is absolutely unencumbered and free from any liability whatsoever. i) Ensure that no extra-ordinary or other circumstances have occurred which shall make it improbable forthe Borrower/s tofulfill their obligations underthe Loan Agreement for the present loan. j) Ensure that no event of default has happened in terms of the Loan Agreement executed/to be executed by the borrower. The following conditions shall be applicable for all other loans (except Home Equity Loans, Non-Residential Premises Loan and Top up Loans) wherein The Borrower shall: (i) Pay the own contribution amount (total cost of flat less the loan amount), as specified in the sanction letter. (ii) Regularly provide FIHFCinformation, including details regarding progress / delay inconstruction, any major damagetotheproperty, non-payment of taxes and statutory levies and charges,as may be applicable from time to time pertaining to property, etc. (iii) Ensure that construction being undertaken is as per the approved plan and has satisfied himself / herself that all required approvals for the project have been obtained by the developer (by the seller in case of resale purchase of property) (iv) Satisfy FIHFC on the utilization of the proceeds of any prior disbursements of the loan amount and provide adequate proof of the same.

j) Ensure that no event of default has happened in terms some of the salient and major conditions are mentioned below:
i. Submission of all relevant documents as mentioned by PNBHFL in the Sanction Letter / any other Loan Agreement executed/to be executed Documents ;
ii. Legal & Technical Assessment of the Property ;
iii. Payment of own contribution by the borrower. The following conditions shall be applicable for all other loans (except Home Equity Loans, Non-Residential Premises Loan and Top up LoansBorrower(s) wherein The Borrower shall:
(i) Pay the own contribution amount (total cost of flat Property less the loan amountLoan Amount), as specified in the sanction letter.Sanction Letter ;
iv. Providing adequate utilization proof of the Loan (iiin case of subsequent disbursement of the Loan) Regularly ;
v. Undertaking by the Borrower(s) to regularly provide FIHFCinformationPNBHFL, all the information, including details regarding progress / progress/delay inconstructionin construction, any major damagetothepropertydamage to the Property, change in employment/contact details, non-payment of taxes and statutory levies and charges,as may be applicable from time to time pertaining to propertyProperty, etc.etc ;
(iii) Ensure that vi. The construction of the Property is being undertaken is as per the approved plan and plans ;
vii. The Borrower(s) has satisfied himself / himself/herself that all required approvals for the project (where the Property is situated) have been obtained by the developer (by ;
viii. All required approvals for the Property have been obtained and are available with the seller in case the Property is being purchased in resale;
ix. The Borrower(s) shall have taken all necessary corporate action and obtained all clearances (including corporate resolutions passed by its board of resale purchase directors and the shareholders of propertythe Borrower(s)/authorizations and resolutions from the board of trustees/authorization resolutions from board of limited liability partnerships/letter of authority from the partnership firms/letter of authority/power of attorney from coparceners of HUF for availment of the Loan and creation of Security, including pledge, third party mortgage or hypothecation as applicable, with respect to the execution of the relevant Loan Documents, transactions contemplated thereby and performance thereof. The Borrower(s) shall have delivered to PNBHFL certified true copies of such clearances/authorizations;

However, the customers are expected to honour the repayment without fail. The borrowers are clearly explained the procedure for repayment of the loan in terms of tenure, frequency, instalment amount and provide adequate proof mode or repayment of the sameloan. It shall be the liability of the customer to ensure the timely repayment of all the dues. It is advised that borrowers should ensure the timely payment of all instalments to avoid any adverse impact on their credit history as we submit the credit behaviour information of all the borrowers on a monthly basis to credit Bureaus like CIBIL, Equifax, Experian, High Mark etc. In the event of default, the borrower will be sent reminders for settlement of any outstanding amounts on their home loans by way of telephonic calls, SMSes, post, e-mails, or by engaging third parties to remind, follow-up and for collection of pending dues. Intimation letters and reminder notices will be sent to the borrowers before initiating any steps for the recovery of pending dues under various applicable provisions of law like Negotiable Instruments Act, SARFAESI Act, or Civil Suit and so on. The recovery process will be in accordance with directions laid down under the respective laws which might include physical possession and sale of the mortgaged property. Hence, Xxxxxx will make a serious of efforts including telephonic calls, customer visits, and written communication to ensure the collection of dues from the delinquent borrowers before resorting to legal course of action.
