Constructability and Plan Reviews. 4.4.1. The Construction Manager must conduct constructability reviews and site verifications of the Project at the following times:
4.4.1.1. At the end of the Preliminary Plans / Design Development Phase
4.4.1.2. At 50% through the Working Drawings Phase (NYA)
4.4.1.3. At 90% through the Working Drawings Phase (NYA)
4.4.1.4. When Working Drawings are 100% complete (NYA)
4.4.2. The Construction Manager must review the design documents for code compliance, clarity, consistency, constructability and coordination. The results of the review must be provided in writing and in electronic database or spreadsheet format and as notations on the documents to the Project Manager. The Construction Manager must also make recommendations to the Project Manager with respect to constructability, construction cost sequence of construction, construction duration and separation of the contracts for various projects into categories of the work and separate Bid trade packages. However, the Construction Manager is not responsible for providing, nor does the Construction Manager control, the Project design or the contents of the design documents.
4.4.3. Construction Manager’s actions in reviewing the Project design and the design documents and in making recommendations as provided herein are advisory only to the Council. The Design Team members are not third party beneficiaries of the Construction Manager’s work described in this paragraph and the Design Team members remain solely responsible for the contents of design drawings and design documents.
