Construction In First Offer Space. Tenant shall take the applicable First Offer Space in its then existing “as is” condition, and the construction of improvements in the applicable First Offer Space shall comply with the terms of Article 8 of this Lease. The terms of the Tenant Work Letter attached to this Lease as Exhibit B shall not apply to the construction of any improvements in the First Offer Space.

Construction In First Offer Space.
