Common use of Construction In First Offer Space Clause in Contracts

Construction In First Offer Space. Tenant shall take the First Offer Space in the configuration offered by Landlord and in its then-existing “as is” condition. The construction of improvements in the First Offer Space shall comply with the terms of Article 8 of this Lease and other requirements Landlord may reasonably impose. Any improvement allowance to which Tenant may be entitled for the First Offer Space shall be determined as part of the Market Rent determination. The terms of the Work Letter shall not apply to the construction of any improvements in the First Offer Space.

The construction of Any improvements in to the First Offer Space shall comply be made by Tenant in accordance with the terms of Article 8 of this Lease and other requirements Landlord may reasonably impose. Any improvement allowance to which Tenant may be entitled for the First Offer Space shall be determined as part of the Market Rent determination. The terms of the Work Letter shall not apply to the construction of any improvements in the First Offer SpaceOriginal Lease.
