Construction In First Offer Space. Subject to any concessions granted to Tenant in accordance with Section 2.6(c), above, Tenant shall take the First Offer Space in its “as is” condition, and the construction of improvements in the First Offer Space shall comply with the terms of Article 5 of this Lease.

Construction In First Offer Space. Subject to any concessions granted to Tenant in accordance with the determination of the First Offer Rent for the applicable First Offer Space in accordance with Section 2.6(c), 1.4.3 above, Tenant shall take the such First Offer Space in its “as is” condition, and the construction of improvements in the such First Offer Space shall comply with the terms of Article 5 8 of this Lease. The terms of the Tenant Work Letter attached to this Lease as Exhibit C shall not apply to the construction of any improvements in such First Offer Space.
