Continued Operations; Leasing. 19.1 Until the Closing or earlier termination of this Agreement, Seller shall (i) operate and maintain the Property in a manner consistent with the manner in which Seller has operated and maintained the Property prior to the date hereof, provided that Seller shall not be obligated to make any extraordinary repairs (except to comply with landlord’s obligation under the Leases) or make any capital improvements to the Property, and (ii) not, and shall not permit Property Manager to terminate, renew or modify any Leases (except to the extent required by law) or enter into new leases without Purchaser’s consent (which consent shall not be unreasonably withheld, conditioned or delayed).
