Cosmetic Changes those minor, non-structural Alterations of a decorative nature consistent with a first-class office building for which a building permit is not required and which cost (including installation) in the aggregate less than Twenty Five Thousand Dollars ($25,000) per project or series of related projects, such as painting, carpeting and hanging pictures.
Cosmetic Changes. Notwithstanding anything to the contrary contained herein, after Tenant has effected its initial alterations, it may make cosmetic and decorative changes to the Demised Premises, i.e., painting, carpeting and wallpaper, without having to obtain Owner’s consent, provided that Tenant shall give Owner ten (10) days’ written notice of ▇▇▇▇▇▇’s intention to perform same, which notice shall detail the work to be performed and the cost of same and otherwise complies with the terms and conditions hereof.
