Costs and Charges Payable by Landlord. (a) Base Real ------------------------------------- Property Taxes (See Section 4.2); (b) Insurance Premiums (See Section 4.4(c); (c) Maintenance and Repair (See Article 6). Tenant, at its expense, shall take good care of the Property. Tenant shall promptly make all repairs, interior or exterior, ordinary or extraordinary, as and when needed to preserve the Property and any Improvements, therein in good working order and condition other than (a) repairs necessitated by the willful misconduct or gross negligence of Landlord or its agents, employees, contractors, invitees or licensees, and (b) maintenance and repairs to the Building's roof, foundation and structural integrity except as a result of the negligence or willful acts of the Tenant or its agents, employees, contractors, invitees or licensees. All repairs and replacements made by or on behalf of Tenant or any person claiming through or under Tenant shall be at least equal in quality and class to the original work or installation.
