Costs Incurred Under New Leases. At Closing, Seller shall receive a credit from Purchaser in the aggregate amount of all tenant concessions, tenant improvement costs and leasing commissions or fees actually paid by Seller prior to Closing under or in connection with any New Leases entered into in accordance with this Agreement.
