Costs of applications. notices and recovery of arrears 3.15.1 every application made by the Tenant for a consent or licence required by the provisions of this Lease, whether it is granted, refused or offered subject to any lawful qualification or condition, or the application is withdrawn, unless the refusal, qualification or condition is unlawful, whether because it is unreasonable or otherwise, 3.15.2 contemplation, preparation and service of a notice under the Law of Property Act 1925 section 146, or contemplation or taking of proceedings under sections 146 or 147 of that Act, even if forfeiture is avoided otherwise than by relief granted by the court, 3.15.3 recovery or attempted recovery of arrears of rent or other sums due under this Lease, and 3.15.4 any other steps taken in contemplation of or in direct connection with enforcement of the covenants on the part of the Tenant contained in this Lease whether during or after the end of the Term, including without prejudice to the generality of the foregoing, preparation, service and negotiation of schedules of dilapidations.
