Counterclaims. Tenant shall not interpose any counterclaim of any kind in any action or proceeding commenced by Landlord to recover possession of the Premises except those that would be waived by law due to Tenant's failure to so interpose. Tenant may assert any counterclaim in a separate action or proceeding.
