A Covenant Deed is a legal instrument used to transfer ownership of real property from one party to another, while providing certain guarantees or promises (covenants) regarding the title. Typically, the grantor assures the grantee that they have the right to convey the property and that the property is free from encumbrances, except as specifically stated. For example, a seller might covenant that they have not allowed any liens or claims on the property during their ownership. Covenant Deed. A Covenant Deed transferring whatever rights, title and interest the MIDDD had in the Subject Property at the time of the sale.
Covenant Deed. Seller shall execute and deliver to Purchaser the Covenant Deed.
Covenant Deed. Purchaser acknowledges that it will receive a Covenant Deed transferring whatever rights, title and interest the MIDDD had in the Subject Property at the time of the Closing. The Purchaser will also receive a Property Transfer Affidavit that must be submitted to the Macomb Township Assessor in accordance with state law.
